Floor-Area Ratio May Rise In Places Near Metro,BRT In Delhi,Subdivision Of Plots May Now Be Possible



In a move that may pave the way for further construction in many localities including some upscale ones the Delhi cabinet has decided to recommend to the Centre an increase in the floor-area ratio of houses along Metro corridors, the BRT, some special areas and unauthorized colonies which have been regularized. There is also a proposal to allow subdivision of plots in the regularized colonies.  

Though the specifics are yet to be worked outlike the exact FAR increase and the distance from Metro corridors and BRT where the new proposals will apply by the looks of it, large areas of south Delhi including Greater Kailash, Defence Colony and Lajpat Nagar may make the cut if the recommendations are accepted.

After the cabinet meeting, urban development minister A K Walia said the suggestion to allow increased FAR along Metro and BRT corridors was to prevent unplanned congestion and help redevelopment of these areas. Sources said the suggestions are based on the premise that better transport facilities lead to more people crowding to these areas and the need to pre-empt a mess in these colonies.

Delhi CM Sheila Dikshit said the decision was taken keeping in view the increase in family units and related residential needs.

The proposal to increase the floor-area ratio of houses along Metro corridors, the BRT, some special areas and unauthorized colonies that have been regularized came in for sharp criticism from architect and town planner, Kuldip Singh. ``It's the most thoughtless thing that could have been proposed. The reason for promoting public transport system is to decongest the city. Allowing more FAR along such corridors will lead to further congestion,'' he said.

  1. Floor area ratio increase is a pointer for justification of additional property tax.
    Only detailed order will clarify which colonies along metro route shall benefit.
    The next phase of metro will cover more areas.
    Hope these will also be included in list
